Low-value DSCR and Section 8 rental loans
Most DSCR lenders set a minimum loan amount or a property-value floor that rules out small rentals outright, and some of the rest discount voucher rent instead of counting it in full. The property cash-flows fine; the lender’s floor is the problem.
- Scope
- Business-purpose loan. Not for owner-occupied properties. Not available in NY, WV or MA.
- Best if
- the rental cash-flows but falls under most lenders’ minimums.
- Not for
- a property large enough that standard DSCR lenders will already bid on it.
- First step
- Send the address or the list, the purchase price or current value, and the rent, including the voucher portion if there is one.
A business-purpose DSCR loan sized to small-balance rental property: the range most DSCR lenders rule out on loan-amount or property-value floors. Placed with the lenders that will still count Housing Choice Voucher rent toward the ratio.
Which tenants you rent to, and how you screen income, is your fair-housing obligation as a landlord, not a loan-eligibility question. I stay out of it.
Who a low-value DSCR loan is for
Voucher landlord scaling up
A handful of small rentals on Housing Choice Voucher contracts, and a lender that either won’t do the size or won’t count the contract rent in full.
Out-of-state cash-flow buyer
Buying small-balance rentals sight unseen in a cheaper market, on a seller’s timeline.
BRRRR on low-basis property
Rehab finished and the property rented, but the payoff falls under most lenders’ minimum.
Portfolio landlord pulling cash
A stack of small doors with trapped equity that nobody wants to underwrite one at a time.
How a low-value DSCR loan works
- 01
Send the address or the list, the purchase price or current value, and the rent, including the voucher portion if there is one.
- 02
I check your number against the lenders that don’t carry the usual loan-amount or value floor.
- 03
Voucher rent counts toward the ratio with lenders that have a defined path for the contract documentation. I tell you upfront what they will need.
- 04
On a portfolio I batch-quote it, so you know which properties clear before either of us touches paperwork.
Questions about a low-value DSCR loan
My lender already turned me down on the loan size.
Not every DSCR lender has the same floor, and the gaps between them are what I track. Give me your number and we check it against the list before ruling anything out.
Isn’t voucher paperwork a hassle for lenders?
Some have a defined path for the contract documentation and don’t treat it as extra friction. I’ll tell you upfront what they need so there’s no surprise mid-file.
Will an appraiser even find comps at that price point?
That’s part of why lender choice matters here. Some are more comfortable with low-value comps than others. I steer you to the ones that are.
My hard money lender said DSCR won’t work below their minimum.
True for some lenders, not all. Let’s check your actual payoff number against the ones that flex on the floor.
Doing this property by property is too much of a hassle.
I batch-quote the portfolio upfront, so you know which ones qualify before either of us touches paperwork.
