01

A DSCR loan in Virginia Beach, in plain terms

A DSCR loan in Virginia Beach works the way it does anywhere: the property’s rent qualifies the loan instead of your tax returns. The lender compares the rent with the full monthly payment, including tax, insurance and any HOA, and that comparison does most of the work. Holding title in an LLC is normal here. Insurance, tax and any HOA dues belong in that payment from the first day, so run the real figures early. A property that looks strong on rent alone can look different once the full payment is on the page, and it is far better to learn that before you are under contract than after.

For context on prices, HUD lists the median sale price for the Virginia Beach-Chesapeake-Norfolk area at $630,000 on its CY2026 FHA Mortgage Limits lookup record, which shows a last revised date of January 1, 2025.

02

Short-term rentals are regulated here

The City of Virginia Beach defines a short-term rental as an entire dwelling rented for less than 30 consecutive days. Its Planning Department says a zoning permit is required for each address used this way and must be renewed annually, and that the operator must register with the Commissioner of the Revenue and pay the applicable lodging taxes.

The City’s page also says a minimum of one parking space per bedroom is required. That is a property check you can run before you make an offer, and it is a good reason to confirm the rules for the exact address rather than the neighborhood.

03

Long-term rentals and the payment

If you plan to hold a standard lease instead, the DSCR math is the plain version. The City Treasurer bills real estate tax in two installments, due December 5 and June 5, and the tax sits inside the payment the rent has to cover. Use the current bill and a real insurance quote, not an estimate.

Coastal properties can carry insurance costs that move the payment, so get those quotes early. They are knowable before you are under contract.

04

Flips and short-term holds

A flip is underwritten on the plan rather than on the rent: the purchase, the work, the value once the work is done, and how you exit, by selling or refinancing into a longer loan. The clock matters more than on a rental, because these loans are short.

When a flip turns into a keeper, refinancing the finished property into a DSCR loan is the usual route out of short-term debt.
