Louisville at a glance

As of January 1, 2026, the FHA limit for a one-unit home in Jefferson County is $541,287 and the conforming limit for Fannie Mae and Freddie Mac loans is $832,750, per HUD’s FHA Mortgage Limits lookup. HUD lists the median sale price for the Louisville/Jefferson County area at $427,000 on the same record.

Those two limits decide which loan a purchase fits. Above the FHA limit, an FHA loan is off the table for that home. Above the conforming limit, the loan is a jumbo. Buying two to four units and living in one raises both limits, as the table shows.

Help with the down payment

Kentucky Housing Corporation is the state housing finance agency. Its down payment assistance page says the assistance is available to all KHC first-mortgage loan recipients, within the agency’s price and income limits, and it sends buyers to a KHC-approved lender rather than taking applications itself. KHC also lists its loan programs and a homebuyer education page on its site.

The amounts and income limits are the agency’s to set. What a lender can do is tell you early whether your file fits a program and structure the mortgage around it.

03

How a Louisville purchase is secured

In Kentucky the lender’s security on the home is a mortgage, the term the Kentucky Revised Statutes use throughout, for example in KRS 426.525, rather than the deed of trust used in states like California and Virginia. For a buyer the obligation to repay is the same.

On a divorce, a Kentucky court assigns each spouse’s property to that spouse and divides marital property under KRS 403.190, which presumes property acquired during the marriage is marital. If you are married and buying alone, raise how title is held at the start rather than in underwriting.

04

Property tax, and when it is due

Jefferson County’s Sheriff’s Office collects property tax. The County Attorney’s page says 2026 bills are not mailed until November and can be paid from November 1, 2026 through April 15, 2027. Most lenders collect it monthly in an escrow account and pay those bills for you.

Kentucky’s Homestead Exemption is not a general owner-occupant exemption. It serves homeowners who are 65 or older or classified as totally disabled, and the home must be your primary residence on January 1. If it fits you, the Jefferson County PVA explains how to apply.

VA loans in Louisville

For an eligible veteran or service member, a VA loan is often the strongest option on a home they will live in. The Department of Veterans Affairs says a VA-backed purchase loan often offers no down payment as long as the sales price is not higher than the home’s appraised value. I am an Army veteran myself, so this is a file I am glad to look at. This site is not affiliated with or endorsed by the Department of Veterans Affairs or any government agency.

Investing in Louisville instead? That is a different kind of loan, covered on the Louisville investment property page.
