01

A DSCR loan in Louisville, in plain terms

A DSCR loan in Louisville works the way it does anywhere: the property’s rent qualifies the loan instead of your tax returns. The lender compares the rent with the full monthly payment, including tax, insurance and any HOA, and that comparison does most of the work. Holding title in an LLC is normal here. Insurance, tax and any HOA dues belong in that payment from the first day, so run the real figures early. A property that looks strong on rent alone can look different once the full payment is on the page, and it is far better to learn that before you are under contract than after.

For context on prices, HUD lists the median sale price for the Louisville/Jefferson County area at $427,000 as of January 1, 2026, per its FHA Mortgage Limits lookup.

The Rental Registry

Louisville Metro’s Rental Registry, Chapter 119 of the Metro ordinances, is run by the Department of Codes and Regulations. The City says properties occupied or offered for long-term occupancy for money must be registered, and that short-term rentals, hotels and government-owned housing are exempt from it.

There is also a separate Lead-Safe Housing Registry, run by the Department of Public Health and Wellness and rolled out in phases for long-term rentals. Ask which registry applies to a specific house before you close, because an older property is more likely to be caught.

03

Short-term rentals

Louisville Metro defines a short-term rental as a dwelling rented for less than 30 consecutive days. Its Office of Planning says a host registers with the Revenue Commission for a tax reporting number and submits a registration form for each property, and an eligibility map shows where hosting is allowed.

If your numbers depend on nightly rent, confirm the rules for the specific address first. A lender qualifying a DSCR loan generally looks at the rent the property supports under the rules that apply to it.

04

Flips and short-term holds

A flip is underwritten on the plan rather than on the rent: the purchase, the work, the value once the work is done, and how you exit, by selling or refinancing into a longer loan. The clock matters more than on a rental, because these loans are short.

When a flip turns into a keeper, refinancing the finished property into a DSCR loan is the usual route out of short-term debt.
