Investment property loans in Phoenix

DSCR rental loans, flips and the Maricopa County tax rule that catches investors out, for buying rentals in Phoenix.

01

A DSCR loan in Phoenix, in plain terms

A DSCR loan in Phoenix works the way it does anywhere: the property’s rent qualifies the loan instead of your tax returns. The lender compares the rent with the full monthly payment, including tax, insurance and any HOA, and that comparison does most of the work. Holding title in an LLC is normal here.

For context on prices, HUD lists the median sale price for the Phoenix-Mesa-Chandler area at $485,000 as of January 1, 2026, per its FHA Mortgage Limits lookup.

02

The property tax reset when a home becomes a rental

This is the Phoenix detail most investors miss. Maricopa County classes a home someone lives in differently from a rental, and the County Assessor’s guidance says that when a property moves from owner-occupied to rental, its limited taxable value is reset rather than carried over. A house that was someone’s home can carry a higher tax bill once it is your rental.

That matters twice on a DSCR loan, because the tax sits inside the payment the rent has to cover. Use the tax figure for the property as a rental, not the seller’s current bill.

03

Flips and short-term holds

A flip is underwritten on the plan rather than on the rent: the purchase, the work, the value once the work is done, and how you exit, by selling or refinancing into a longer loan. The clock matters more than on a rental, because these loans are short.

When a flip turns into a keeper, refinancing the finished property into a DSCR loan is the usual route out of short-term debt.
