01

A DSCR loan in Birmingham, in plain terms

A DSCR loan in Birmingham works the way it does anywhere: the property’s rent qualifies the loan instead of your tax returns. The lender compares the rent with the full monthly payment, including tax, insurance and any HOA. Holding title in an LLC is common for investors.

Because the loan is business purpose, it does not depend on a consumer license. Investment and business-purpose loans are available in nearly every state, Alabama included.

02

Jefferson County property tax and the May tax sale

The Jefferson County Tax Collector says property taxes are due October 1 and are delinquent after December 31 of each year. Its FAQ says parcels still unpaid go into an annual tax sale, usually in the third or fourth week of May, where tax certificates are auctioned to the highest bidder, and that a property sold for taxes can be redeemed about 30 days after the sale.

That makes the tax status of a parcel a real due-diligence item. Confirm before closing that the taxes are paid, and use the current bill in the file, since tax sits inside the payment the rent has to cover. The county runs a Birmingham office and a Bessemer Division, so check which one bills the address.

04

Flips and short-term holds

A flip is underwritten on the plan rather than on the rent: the purchase, the work, the value once the work is done, and how you exit, by selling or refinancing into a longer loan. These loans are short, so the schedule matters more than it does on a rental.

When a flip turns into a keeper, refinancing the finished property into a DSCR loan is the usual way out of short-term debt.
