Investment property loans in Jacksonville

DSCR rental loans, flips, and the Duval County homestead and tax-bill rules that catch rental buyers out.

01

A DSCR loan in Jacksonville, in plain terms

A DSCR loan in Jacksonville works the way it does anywhere: the property’s rent qualifies the loan instead of your tax returns. The lender compares the rent with the full monthly payment, including tax, insurance and any HOA. Holding title in an LLC is common for investors.

Because the loan is business purpose, it does not depend on a consumer license. Investment and business-purpose loans are available in nearly every state, Florida included.

02

The seller’s capped tax bill does not follow the house

The Duval County Property Appraiser says a homestead exemption requires the owner to live in the home as a permanent residence on January 1, and that it brings the Save Our Homes benefit, which limits yearly increases in assessed value. The same page says that when a home is sold, the assessed value resets to market value on the next tax roll.

For a rental buyer that has two consequences. The seller’s capped assessment does not carry over to you, and an owner who rents the home out does not meet the live-in test for the exemption. On a DSCR loan the tax sits inside the payment the rent has to cover, so build the file on a tax figure that reflects the purchase price, not the seller’s current bill.

03

When Duval tax bills arrive

The Duval County Tax Collector sends bills each November, based on the property’s value on January 1, and current taxes become delinquent on April 1 of the following year. Paying early earns a discount that shrinks each month through March. Unpaid taxes can end up in the annual tax certificate sale, so confirm the tax status of a parcel before you close.

04

Jacksonville prices, for context

In its CY2026 listing, HUD lists the median sale price for the Jacksonville area at $486,000, per HUD’s FHA Mortgage Limits lookup. It is an area figure, not a price for any one street, and an individual rental can sit well above or below it.

05

Flips and short-term holds

A flip is underwritten on the plan rather than on the rent: the purchase, the work, the value once the work is done, and how you exit, by selling or refinancing into a longer loan. These loans are short, so the schedule matters more than it does on a rental.

When a flip turns into a keeper, refinancing the finished property into a DSCR loan is the usual way out of short-term debt.
