DSCR loan pros and cons: what you trade for skipping the income test

A loan qualified on the rent instead of your paycheck solves a real problem. It also changes the cost, the fine print and who carries the risk of a vacancy.

01

The trade in one sentence

A DSCR loan qualifies the property on its rent instead of qualifying you on your income. Every one of the DSCR loan pros and cons follows from that single swap. The arithmetic is in the guide to how lenders calculate DSCR on a rental property; this page is about whether the trade is worth making.

02

What you gain

No personal income test. Tax returns, W-2s and debt-to-income ratios are not how the file is decided. For self-employed investors whose returns show write-offs rather than cash flow, that alone is the reason to look.

Room to scale. Agency lending is built around a cap on how many financed properties one borrower can hold, and each additional one raises the bar. A loan qualified on each property’s own rent is not built around that limit.

Entity ownership. DSCR loans routinely close in an LLC, which conventional investment lending generally does not. The guide on holding a rental in an LLC covers why that matters.

03

What you give up

Cost. DSCR loans are priced as business-purpose credit. If your income documents cleanly, compare the full cost of both routes before assuming the convenience is free.

Fine print. Many DSCR loans carry a prepayment charge for an initial period. Business-purpose loans also sit outside several of the consumer disclosure rules that govern a home loan, so the note and the closing documents deserve a careful read.

Exposure to the property. When the rent is the qualification, the rent is also the risk. A long vacancy, a reassessed tax bill or an insurance increase lands entirely on a payment the loan assumed the property would cover.

04

What does not change

No income test is not the same as no test. Credit history, reserves and occupancy still decide files, and the property has to be ready to rent. Those checks are set out in the guide to what disqualifies you from a DSCR loan, and the reserve side in the guide to how reserves for a rental property loan are counted.

05

Who it tends to fit

Investors whose income is real but hard to document, investors buying in an entity, and investors whose portfolio has outgrown the agency limits. It tends not to fit a salaried buyer purchasing a first rental with clean tax returns, who should price the conventional route first.

DSCR lending is business purpose, available in any state. Send the property, the expected rent and a line on how your income documents, and the comparison between the two routes is quick to make. This is not a commitment to lend.
