Investment property loans in Indianapolis

DSCR rental loans, flips, and the Indianapolis landlord registry and Marion County tax schedule that come with owning a rental.

01

A DSCR loan in Indianapolis, in plain terms

A DSCR loan in Indianapolis works the way it does anywhere: the property’s rent qualifies the loan instead of your tax returns. The lender compares the rent with the full monthly payment, including tax, insurance and any HOA. Holding title in an LLC is common for investors.

Because the loan is business purpose, it does not depend on a consumer license. Investment and business-purpose loans are available in nearly every state, Indiana included.

02

The landlord registry

The City of Indianapolis says owners or landlords of residential rental units within the city must register their properties through its online system, and that properties in excluded cities are exempt. If you are looking at an address near the county line, confirm which side of that line it sits on before you assume either way.

Short-term rentals are a separate program. The City’s page says each short-term rental unit needs its own annual permit, under Chapter 852 of the municipal code, in effect since January 1, 2025. If the plan is a short-term rental rather than a leased one, say so at the start so the file is built on the right rent figure.

03

Property tax comes in two installments

The Marion County Treasurer’s page says property tax is due twice a year, in May and November, and that the bill arrives in April with a coupon for each date. On a DSCR loan the tax sits inside the payment the rent has to cover, so use the current bill for the property rather than a rough estimate.

04

Indianapolis prices, for context

HUD lists the median sale price for the Indianapolis-Carmel-Greenwood area at $455,000 as of January 1, 2026, per HUD’s FHA Mortgage Limits lookup. It covers the whole metro, not any one neighborhood.

05

Flips and short-term holds

A flip is underwritten on the plan rather than on the rent: the purchase, the work, the value once the work is done, and how you exit, by selling or refinancing into a longer loan. These loans are short, so the schedule matters more than it does on a rental.

When a flip turns into a keeper, refinancing the finished property into a DSCR loan is the usual way out of short-term debt.
