A DSCR loan in Atlanta, in plain terms

A DSCR loan in Atlanta works the way it does anywhere: the property’s rent qualifies the loan instead of your tax returns. The lender compares the rent with the full monthly payment, including tax, insurance and any HOA, and that comparison does most of the work. Holding title in an LLC is normal here.

For context on prices, HUD lists the median sale price for the Atlanta-Sandy Springs-Roswell area at $625,000 as of January 1, 2026, per its FHA Mortgage Limits lookup.

Georgia details that touch the loan

Georgia secures a loan with a deed to secure debt rather than a mortgage, and the Georgia Attorney General’s office says Georgia is a non-judicial foreclosure state. For a lender that shapes how a default plays out, and it is the reason a Georgia closing carries a security deed rather than the instrument you may know from another state.

Fulton County property tax is billed by the Fulton County Tax Commissioner, and Georgia’s Department of Revenue says a county can set its own due date or bill in installments. Confirm the current schedule, because tax sits inside the payment your rent has to cover and a surprise there changes the ratio.

On tax, the exemption Georgia gives a homeowner is a homestead exemption for a primary residence, per the Georgia Department of Revenue. A rental is not someone’s primary residence, so do not count on that exemption when you size the payment. Ask the Fulton County Tax Commissioner for the bill as it will read once the property is yours.

Flips and short-term holds

A flip is underwritten on the plan rather than on the rent: the purchase, the work, the value once the work is done, and how you exit, by selling or refinancing into a longer loan. The clock matters more than on a rental, because these loans are short.

When a flip turns into a keeper, refinancing the finished property into a DSCR loan is the usual route out of short-term debt.
