01

A DSCR loan in Sacramento, in plain terms

A DSCR loan in Sacramento works the way it does anywhere: the property’s rent qualifies the loan instead of your tax returns. The lender compares the rent with the full monthly payment, including tax, insurance and any HOA, and that comparison does most of the work. Holding title in an LLC is normal here. Insurance, tax and any HOA dues belong in that payment from the first day, so run the real figures early. A property that looks strong on rent alone can look different once the full payment is on the page, and it is far better to learn that before you are under contract than after.

For context on prices, HUD lists the median sale price for the Sacramento-Roseville-Folsom area at $665,000 as of January 1, 2026, per its FHA Mortgage Limits lookup.

What the City asks of a rental owner

The City of Sacramento runs a Rental Housing Inspection Program. Its page says owners of rental property must submit a registration form for each rental property they own, and that the program covers residential rental units, with some exemptions. A property that is inspected and passes can move to self-certification, and one that does not stays on annual inspections.

That belongs in your plan before you close. An inspection requirement is a cost and a schedule, and it is better to know where a property stands than to find out after you own it.

03

Short-term rentals

The City of Sacramento requires a short-term rental permit for stays of 30 days or less. For a home that is not the operator’s primary residence, the City’s page limits short-term rental to a total of 90 days in a calendar year, after which it sets a longer minimum stay.

If your numbers depend on nightly rent, read the City’s page and confirm the rules for the specific address first. A lender qualifying a DSCR loan generally looks at the rent the property supports under the rules that apply to it.

04

Flips and short-term holds

A flip is underwritten on the plan rather than on the rent: the purchase, the work, the value once the work is done, and how you exit, by selling or refinancing into a longer loan. The clock matters more than on a rental, because these loans are short.

When a flip turns into a keeper, refinancing the finished property into a DSCR loan is the usual route out of short-term debt.
